New Residential Development in Mott Haven, The Bronx, Nears Completion

A significant milestone has been achieved in the construction of a new 13-story residential building at 315 Grand Concourse in Mott Haven, The Bronx. Designed by Fischer Makooi Architects for Yechial Lichtenstein of Mint Development Corp., this project marks a notable addition to the area’s housing landscape.

Key Features and Progress

The 134-foot-tall building, spanning 192,026 square feet, will include 240 rental units, each averaging 770 square feet. The development also features 7,040 square feet of commercial space, a 44-foot-long rear yard, and enclosed parking for 82 vehicles. The property is situated on a triangular parcel bounded by Grand Concourse, Walton Avenue, and East 140th Street.

Recent construction updates indicate that the main volume of the reinforced concrete superstructure has reached its pinnacle on the southern half of the plot. Exterior work is ongoing, with scaffolding and construction netting in place, and the grid of windows already installed. Excavation and foundation work for the secondary volume on the northern corner of the lot are still in progress. Based on the current pace, this component is expected to top out by late spring or early summer.

Architectural and Design Elements

The building boasts a multifaceted massing with stepped setbacks on the northern half and an expansive terrace at the 11th story of the southern end. The façade combines various shades of gray metal paneling with what appears to be white brick. Glass railings along the flat parapet suggest the presence of a roof deck, offering residents a panoramic view of the surrounding area.

Location and Accessibility

The development is conveniently located near the 138th Street-Grand Concourse subway station, which is serviced by the 4 and 5 trains. This proximity enhances the building’s appeal by providing easy access to major transportation lines.

Former Use and Future Impact

The site was previously occupied by a low-rise commercial building. The transformation into a mixed-use residential and commercial property reflects the ongoing urban development and revitalization efforts in Mott Haven. This project is part of a broader trend of new residential constructions in the area, contributing to the neighborhood’s growth and housing renaissance.

Completion Timeline and Funding

The anticipated completion date for the 315 Grand Concourse project is set for fall 2025. The construction has been facilitated by a significant financial investment, including a $135 million construction loan provided by SCALE Lending, the debt financing arm of Slate Property Group.

Community and Housing Implications

As Mott Haven continues to experience a housing renaissance, projects like 315 Grand Concourse highlight both the opportunities and challenges associated with urban development. While these new buildings offer modern amenities and increased housing options, they also raise concerns about affordability and the impact on local infrastructure.

The completion of this project will not only provide new residential units but also contribute to the overall transformation of the neighborhood, reflecting a blend of modern architecture and community needs. As the construction nears its final stages, residents and prospective tenants can look forward to a vibrant and well-equipped living space in the heart of The Bronx.
