Swedish home prices increased 0.4 percent when seasonally adjusted, according to recent data. This modest gain follows a period of decline and signals a potential stabilization in the market, though prices remain significantly below their peak.

Apartment prices in Greater Stockholm rose 2.3 percent, while those in Greater Gothenburg increased by 3.9 percent. A smaller increase of 0.2 percent was recorded in Greater Malmö. Villa prices increased in five of the six regions surveyed.

When accounting for seasonal adjustments, apartment prices rose 0.6 percent and villa prices increased 0.2 percent. The data, based on all registered sales on the Booli property website, indicates that home prices currently sit 9.8 percent below their peak in the spring of 2022.

The SBAB Booli home price index provides a comprehensive overview of the Swedish housing market, tracking changes in property values across different regions. The recent uptick in prices, while modest, may offer some relief to homeowners who have seen their property values decline in recent months. Yet, the significant gap between current prices and the 2022 peak suggests that the market still faces challenges.
