Vilnius’s new construction housing market saw strong sales in February, with 557 apartments sold, according to data from Hanner analysts. The total value of properties sold reached approximately €105 million during the month.
The average price per square meter for sold apartments was €3,821, nearly 10% higher than the same period last year. This price increase reflects continued demand in the Lithuanian capital, a key regional hub for business and investment.
Despite the positive sales figures, February also saw 30 preliminary purchase agreements cancelled. Apartment sales were up 15% compared to February 2025, when 493 units were sold. The first two months of 2026 have seen a 7% increase in sales compared to the same period last year.
“In recent months, sales of apartments in the economic segment have increased, and compared to last year, sales are twice as high this year,” said Arvydas Avulis, Chairman of the Board of Hanner. “This indicates greater price sensitivity among buyers and less room for prices to rise.”
At the end of February, the average price per square meter for available apartments was €3,952, an 11.3% increase year-over-year. The lowest price per square meter currently on the market is €2,064, while the highest reaches €11,945.
A total of 261 new construction apartments were offered in Vilnius across five projects in February. Currently, potential buyers have a choice of 4,104 apartments offered by real estate developers in the capital’s primary market.
The largest supply in February was in the economic segment, with 2,083 apartments priced at up to €3,750 per square meter. The smallest supply was in the mid-range segment, with 977 apartments priced between €3,750 and €4,500 per square meter. 1,044 apartments in the premium segment, priced above €4,500 per square meter, were also available.
Hanner sold 24 apartments in February across its “Algirdo Alėja,” “Naujamiesčio Vingis,” “LiveUp,” “Šnipiškių Solo,” and “Naujamiesčio Trio” projects. The average price per square meter for apartments sold by the company was €4,319.
