The Al-Nuzha district, including Al-Nuzha 1, Al-Nuzha 2, and the Airport area, has been categorized as a distinguished area. This designation carries the highest rental increase potential under the new regulations.

New Rental Values Following Law Amendments
The amended rent control law stipulates a minimum increase of 1,000 Egyptian pounds. For properties in intermediate and economic areas, the increase will be ten times the current rental value. Properties in intermediate areas will see a minimum increase of 400 Egyptian pounds, while those in economic areas will have a minimum increase of 250 Egyptian pounds.
Tenants are currently required to pay 250 Egyptian pounds per month while property assessment committees complete their work. Once the committees finalize their assessments, tenants will be responsible for paying any outstanding balance in monthly installments equal to the period for which the difference is owed.
For properties in distinguished areas, the legal rental value will be twenty times the current rate once the new law takes effect.
