Real estate markets in the Rhône region of France are exhibiting significant variation by municipality. The median price per square meter across the department is €3,921, but substantial disparities exist within that average. In Saint-Cyr-au-Mont-d’Or, prices reach €5,915 per square meter. Conversely, in Ranchal, the price drops to just €800 per square meter. This wide range reflects the diverse landscape and varying levels of demand across the region.

Lyon Remains a Strong Market

At €5,019 per square meter, Lyon remains 28% above the departmental average, demonstrating its continued strength as a key real estate market. Though, price variations exist within the city itself. The prestigious 6th arrondissement commands prices of €5,940 per square meter, while the 9th arrondissement is at €4,095 per square meter. More than 122,000 transactions were recorded in Lyon between 2020 and 2025, indicating a dynamic market despite fluctuations.

More Affordable Options in the Lyon Metropolis

Around Lyon, price differences are becoming more pronounced. Tassin-la-Demi-Lune and Écully are approaching €4,400 per square meter, while Vénissieux and Saint-Fons are below €3,000. Villeurbanne, the second-largest city in the metropolis, aligns with the regional average at €3,906 per square meter. Further north, Chabanière and Limas offer even more accessible price points.

For those seeking lower prices in the Rhône region, the Beaujolais area presents an attractive option. In Belleville-en-Beaujolais, the price per square meter is €2,522, and in Chiroubles, it falls to €1,900. This area offers a different lifestyle and a significantly lower entry cost for potential buyers.

Moderate Growth Following 2022 Peak

Between 2020 and mid-2025, prices generally increased before stabilizing. Rising from €3,676 to €3,846 per square meter, they peaked in December 2022 at €4,457 before beginning a gradual decline. This trend suggests a potential market correction in 2026, potentially creating opportunities for buyers. The stabilization indicates a cooling effect after a period of rapid growth.

Within the Rhône and Lyon metropolitan areas, finding more affordable options remains possible—provided buyers expand their search area. The choice between premium city-center locations and more accessible communities hinges on strategy, timing, and budget.
