Minha Casa, Minha Vida: Novas regras entram em vigor com financiamento ampliado para imóveis até R$ 600 mil e renda de até R$ 13 mil

Brazil’s flagship housing program, Minha Casa, Minha Vida, has introduced new rules effective Wednesday, April 22, 2026, expanding access to home financing for families earning up to 13,000 reais per month and allowing financing for properties valued at up to 600,000 reais.

The changes, approved by the FGTS Curator Council and implemented by Caixa Econômica Federal and Banco do Brasil, raise income thresholds across all program brackets. Faixa 1 now covers households earning up to 3,200 reais monthly (from 2,850), Faixa 2 up to 5,000 reais (from 4,700), Faixa 3 up to 9,600 reais (from 8,600), and Faixa 4 up to 13,000 reais (from 12,000).

Alongside the income adjustments, the maximum financing limits have increased. In Faixa 3, the cap rose from 350,000 reais to 400,000 reais, while Faixa 4 saw an increase from 500,000 reais to 600,000 reais. Faixas 1 and 2 maintain a maximum financed value of up to 275,000 reais, subject to municipal variations.

The updated rules also introduced a new interest rate of 4.50 percent per year for Faixa 1 applicants earning between 2,850.01 and 3,200 reais, down from the previous 4.75 percent. Officials estimate that at least 87,500 families will benefit from reduced financing costs under the revised structure.

The expansion is expected to particularly assist middle-income households previously excluded due to stricter income caps and higher market interest rates. Resources for the expanded program will include allocations from the Social Fund, with approximately 31 billion reais earmarked for use beginning in the second half of 2026.
