Omaha Extends Deadline for “The Nest” Downtown Development Project

The City of Omaha has granted additional time to White Lotus Group to demonstrate substantial progress on the redevelopment of the former Civic Auditorium site, potentially averting a city buyback of the property.

Under an agreement signed in 2022, White Lotus was required to complete at least 50% of the project’s public infrastructure within 18 months of acquiring the property in fall 2023. That milestone was not met, prompting a notice of default issued on September 8, which carried a 60-day response period that concluded yesterday. Deputy City Attorney Jennifer Taylor confirmed in a statement today that the city is continuing discussions with the developer. This project is crucial as it represents a significant attempt to revitalize a key downtown area that has remained underdeveloped for years.

The redevelopment, nicknamed “The Nest,” aims to attract Creighton University students with a mix of housing, healthcare facilities, retail spaces, and a much-anticipated downtown grocery store. White Lotus previously stated their intention to “create a dynamic environment that complements Creighton’s beautiful campus and enriches the student experience, encouraging more students to stay in Omaha after graduation.” The city has explored alternative uses for the land should the buyback occur, with some conversations suggesting interest from a local nonprofit for a youth sports complex, though officials have not confirmed this possibility. The potential buyback would halt the most significant development progress on the seven-acre site between 17th and 19th streets along Capitol Avenue in nearly a decade. Taylor indicated the city is continuing to work with White Lotus Group to find a path forward.
