East New York Anticipates Real Estate Boost with Proposed Interborough Express Stop
The planned Interborough Express (IBX) light rail line is poised to reshape East New York, Brooklyn, potentially driving real estate investment and increasing housing opportunities in the historically industrial neighborhood.
The IBX, still in its design phase, will offer a direct rail connection between Brooklyn and Queens, bypassing Manhattan and reducing commute times; the Metropolitan Transportation Authority estimates a full ride along the 14-mile route will take no more than 40 minutes. The Atlantic Avenue stop, planned for the heart of East New York, provides existing access to the A, C, J, Z, L subway lines, and the Long Island Rail Road, further enhancing the neighborhood’s transit accessibility. This improved connectivity is expected to alleviate pressure on the city’s overcrowded subway system.
Real estate experts predict a ripple effect from the new transit option. Tonya Canady, a luxury real estate expert with Serhant, believes the IBX will create opportunities for new development, stating, “Whenever a neighborhood gains better transit, we tend to talk only about what’s coming in…But what matters is what grows from within. For homeowners, property values will rise, helping families build generational wealth.” However, Todd Drowlette, managing director of TITAN Commercial Realty, cautioned that luxury development isn’t guaranteed, suggesting a focus on affordable housing is more likely in the near term, potentially increasing rents as housing quality improves. City officials are already taking steps to address the housing crisis in East New York, having recently rezoned the area to encourage new construction. Yesterday, Mayor Eric Adams and other officials broke ground on the “Innovative Urban Village,” a development slated to create 385 affordable and supportive homes, with plans for a total of 2,000 units, including housing for formerly homeless individuals, and a fresh food grocery store. The MTA plans to continue the design phase and community engagement process, with the next planned stop on the IBX route being Sutter Avenue.
