The Housing and Development Board (HDB) will launch 6,900 Build-To-Order (BTO) flats across five estates in Singapore’s June 2026 sales exercise, with 2,500 units offering wait times of around three years or less, according to Channel News Asia and AsiaOne. The initiative, part of broader efforts to ease housing pressures, includes projects in Sembawang, Ang Mo Kio, Bishan, Bukit Merah, and Woodlands, with Sembawang North estates leading in shorter wait times and diverse unit options.

The Sembawang North estate, comprising Sembawang Portico and Sembawang Brook, will see the shortest wait times among the June 2026 BTO launches. Sembawang Portico, located near Admiralty Lane and Sembawang Drive, offers 875 units with a two-year, seven-month wait, while Sembawang Brook, adjacent to Portico, has a two-year, nine-month wait for 1,160 units. These projects include 2-room flexi, 3-room, 4-room, and 5-room flats, with Sembawang Brook also featuring 3Gen units for multigenerational families, as reported by The Straits Times.

Residents of these projects will gain earlier access to amenities like minimarts, childcare centres, and bus services, which will be operational six months after the first residents move in. This aligns with new measures by the multi-agency BTO Coordination Committee to reduce the gap between flat completion and amenity readiness, according to Channel News Asia. However, the nearest MRT station, Sembawang, remains a 15–20-minute walk away, a point noted by The Straits Times.

Ang Mo Kio’s Kebun Baru Ridge Faces Longer Wait

In contrast, the Kebun Baru Ridge project in Ang Mo Kio Avenue 2 will have a wait time of three years and one month, with 485 units of three- and four-room flats. While the project includes a minimart and eatery, its location—10–15 minutes from Mayflower MRT station—may limit accessibility, as highlighted by The Straits Times. This project is one of four in Ang Mo Kio, alongside Bishan, Bukit Merah, and Woodlands, which will offer additional units but with varied wait times.

HDB Launches 6,938 New Flats For the June 2024 BTO Exercise!

The Berlayar estate in Bukit Merah, announced in September 2025, will provide 1,960 units, emphasizing harbourfront living. Two Ang Mo Kio projects will also launch, offering 570 and 480 units, respectively, with access to 11 schools in the area. The Woodlands project along Woodgrove Avenue will include 640 units, as detailed in AsiaOne.

TCPS Expansion Aims to Support Larger Families

The enhanced Third Child Priority Scheme (TCPS), announced during the Ministry of National Development’s Committee of Supply, will allocate up to 10% of BTO and SBF flats to families with three or more Singaporean children, doubling the previous 5% quota. This change, effective June 2026, seeks to address housing needs for larger families, as reported by AsiaOne and AsiaOne. The policy reflects broader efforts to align housing supply with demographic trends, though critics argue more targeted measures are needed to address affordability for young professionals.

The agency emphasized collaboration with government agencies to prioritize sites and streamline timelines, a strategy that has already reduced wait times for Sembawang projects.

Market Dynamics and Buyer Considerations

Property analysts note that while Sembawang projects offer shorter waits, their locations may dampen demand compared to areas near MRT stations. The Straits Times cited concerns about limited amenities and walkability. Meanwhile, The Business Times urged young adults to prioritize homeownership despite job market uncertainties, arguing that subsidized HDB flats offer long-term wealth-building potential.
